  • What is the cost to switch my tenants/leases to your company?

    There is no charge.
  • Am I required to make my property available to Section 8?

    No. It is your decision to participate in this program or not.
  • Are you licensed?

    Yes. We are licensed and hold our Property Management Permit as required by state law.
  • Can I reach you after hours?

    Yes. You can call our main number 702-648-1299 and the answering service can connect you to our mobile or you can call our mobile directly.
  • Can you put the money directly into my account?

    Yes. We send your monthly distribution via ACH directly to your account each month.
  • Do I get to see the lease?

    Yes. We send a copy of the signed lease and addendums to you.
  • Do you sell real estate too?

    Yes. Avalon Realty & Oaktree Management is a full service brokerage. The broker, Bonnie Barberini has been selling real estate in the valley since 1998.
  • How and when do I get my checks?

    Your money is sent ACH direct deposit to your bank account generally before the eighth of each month. We can mail your check to you if you prefer.
  • How is rent collection handled?

    The tenants may pay their rent online, personally at our office during normal business hours or may use the Dropbox 24/7 or mail their rent check.
  • How long of a lease do you sign?

    Our leases are for one year. We will do a shorter or longer lease only if you approve.
  • How much security deposit do you charge the tenant?

    The normal security deposit is equal to one month's rent. However, If the tenant has a higher risk score their security deposit could be increased to 1 1/2 or double deposit. The tenant will also pay a key deposit and a non-refundable cleaning fee.
  • How soon can you start managing my property?

    We can start the process immediately.
  • What type of properties do you manage?

    Single-family homes, condominiums, townhomes and small multiplex buildings.
  • What type of reports do I get and how often?

    Invoices and statements are uploaded to the owner online portal monthly.
  • Who holds the tenant security deposit?

    We hold the security deposit in a separate trust account as required by the state.
