  • What is the cost to switch my tenants/leases to your Las Vegas Property Management company?

    There is no charge.
  • Am I required to make my Las Vegas property available to Section 8?

    No. It is your decision to participate in this program or not.
  • Are you licensed in Property Management in the state of Nevada?

    Yes. We are licensed and hold our Property Management Permit as required by state law.
  • Can I reach your property management company after hours?

    Yes. You can call our main number 702-648-1299 and the answering service can connect you to our mobile or you can call our mobile directly.
  • Does your Las Vegas property management company make money transfers directly into my account?

    Yes. We send your monthly distribution via ACH directly to your account each month.
  • Do I get to see the lease?

    Yes. We send a copy of the signed lease and addendums to you.
  • Do you sell real estate in Las Vegas too?

    Yes. Avalon Realty & Oaktree Management is a full service brokerage. The broker, Bonnie Barberini has been selling real estate in the valley since 1998.
  • How and when do I get my checks?

    Your money is sent ACH direct deposit to your bank account generally before the eighth of each month. We can mail your check to you if you prefer.
  • How does your Las Vegas Proeprty Management company handle rent collection handled?

    The tenants may pay their rent online, personally at our office during normal business hours or may use the Dropbox 24/7 or mail their rent check.
  • How long of a lease do you sign?

    Our leases are for one year unless you approve a longer or shorter term lease. The exception is, we do not want to end any lease between November 1 and December 31 because it will often take much longer to rent a property during this period. If a 12 month lease would end during that time we will either make it a bit shorter or a few months longer so you are protected.
  • How much security deposit do you charge the tenant?

    The normal security deposit is equal to one month's rent. However, If the tenant has a higher risk score their security deposit could be increased to 1 1/2 or double deposit. The tenant will also pay a key deposit and a non-refundable cleaning fee.
  • How soon can you start managing my Las Vegas property?

    We can start the process immediately.
  • What type of properties do you manage in the Las Vegas area?

    Single-family homes, condominiums, townhomes and small multiplex buildings.
  • What type of reports do I get and how often?

    Invoices and statements are uploaded to the owner online portal monthly.
  • Who holds the tenant security deposit?

    We hold the security deposit in a separate trust account as required by the state.
