If you're renting a home in Las Vegas, North Las Vegas, or Henderson, renter's insurance isn't just another item on your checklist, it's one of the most important ways to protect yourself, your belongings, and your financial future.

What Is Renter's Insurance?
Renter's insurance is a policy designed specifically for tenants. It protects:
- Your personal belongings
- Your financial responsibility if someone gets injured
- Certain living expenses if your home becomes uninhabitable
It's important to understand that your landlord's insurance does NOT cover your personal property. If something happens, renter's insurance is what protects you, not the property owner's policy.
Why Is It Especially Important in Las Vegas?
Southern Nevada has unique risks that make renter's insurance especially valuable:
- Fire Risk: Apartment fires can spread quickly, and even a neighboring unit's fire can damage your belongings.
- Water Damage: Leaks from upstairs units, burst pipes, or appliance failures can destroy furniture, electronics, and clothing.
- Theft and Break-Ins: Even in safe communities, theft can happen. Insurance helps replace stolen items.
- Liability Protection: If someone slips, falls, or gets injured in your home, you could be financially responsible. Medical bills and legal costs can easily reach thousands, or even hundreds of thousands, of dollars.

What Your Lease Requires
Renter's insurance is required for all tenants and helps protect you and your personal belongings. This means:
- You must have an active renter's insurance policy from a Nevada-licensed provider
- Coverage should include you, your household, guests, pets, and personal property
- Minimum liability coverage: $300,000
- Landlord and Avalon Realty & Oaktree Management, Inc. must be listed as additional insureds
- Additional coverage may be needed if you have pets or if the home includes a pool or spa
Proof of insurance
- Proof is required before move-in
- If proof is not received, a $10 per day fee may apply until documentation is provided
Lease Renewals
- A current renter's insurance policy is required to renew your lease
- Valid proof must be uploaded before your renewal can be completed
- If your policy expires and updated proof is not uploaded on time, a $10.00 daily fee may apply until proof is received
