Paying rent doesn't have to be a complicated process. By following these guidelines, you'll learn the best and most efficient way to make your payments, whether online, with cashier's checks, money orders, or checks. This will help ensure your payment is processed smoothly and on time!

In-Office Payments
You can make payments using cashier's checks, money orders, or personal checks by mailing them or bringing them to our office at 525 South 9th Street, Las Vegas, NV 89101. Paying with a cashier's check is completely free. Payments made by money order or personal check include a convenience fee.
Note: The convenience fee may vary depending on your lease agreement. Please review your lease to confirm the exact amount that applies to you.
How to Fill Out a Cashier's Check
- Pay to the order of: This part must say "AVALON REALTY" or "AVALON REALTY & OAKTREE MANAGEMENT."
- Cashier's checks must include the property address in the memo line.
- Authorized signature: Please sign the front of the cashier's check only. Signatures on the back are not accepted and will require the check to be redone.
How to Fill Out a Money Order
- Pay to the order of: This part must say "AVALON REALTY" or "AVALON REALTY & OAKTREE MANAGEMENT."
- Purchaser's address: Enter your address.
- Authorized signature: Please sign the front of the money order, only. Signatures on the back are not accepted and will require the check to be redone.
After-Hours Drop Safe
Please place cashier's checks, money orders, or personal checks on the Drop Safe behind our office at 525 S 9th St, Las Vegas, NV 89101.
Paying with a cashier's check is completely free. Payments made by money order or personal check include a convenience fee.

Important Reminders
Rent is late if not paid by the 5th of each month. If the 5th falls on a weekend, you can use the Drop Safe at the back of the office. We collect it at 5:00 PM on the 5th, and any rent dropped off by then will not be charged a late fee. You may also pay through Rentvine before 5:00 PM on the 5th.
On the 5th–15th of each month, our online portal will be closed for payments from the 5th (at 5:00 PM) until the 15th each month. Payments can't be processed online during this time, so please plan ahead to avoid late fees.
